Taxes Overview
The billing of realty taxes is normally done through an Interim Tax Bill provided in February and a Final Tax Bill produced in July.  Each bill is payable in two installments with due dates as follows:

  • Interim Due Dates - All Classes:  Friday, February 24, 2017, and Wednesday, May 17, 2017
  • Final Due Dates - All Classes: Friday, July 28, 2017, and Friday, September 29, 2017

eSend
eSend is an electronic service effective for the 2017 taxation year for those who wish to receive their property tax bill and notices from the Town by e-mail.

To sign up, either complete the fillable 
eSend Authorization Form and attach it to an e-mail, or print and complete the same form and submit the signed copy in person or by mail. When completing the form, include one e-mail address only per property.

Payment Methods for Property Taxes:
We offer our customers the following and most convenient ways to pay taxes:
•  Pre-authorized Payment (PAP) Plan - automatic withdrawals from your bank account for taxes; monthly or due date payment plans (Click here for the fillable or printable PAP Authorization Form)
•  On-line Banking through your financial institution's website
•  By phone using Telephone Banking
•  By credit card through Paymentus, an on-line service and automated phone service
•  At any financial institution in person or at Automatic Teller Machines
•  In person at the Town Municipal Office
•  Using one of our 24-hour mail slots located at the front (Accessible Drop Box) and side entrances of the Town Municipal Office
•  By mailing post-dated cheques for the due date to: PO Box 100, Virgil, ON  L0S 1T0

Tax Bill Information
It is the responsibility of all property owner's to ensure that the Town of Niagara-on-the-Lake has up-to-date information regarding ownership and mailing addresses. Failure to receive a bill does not excuse a taxpayer from the responsibility of payment of taxes and penalty.

Interim Tax Bills are calculated using the following formula:
Present Year Assessment x ½ of Last Years Tax Rate

Owners of Residential or Farm properties can calculate their annual taxes by multiplying the property’s assessment by the appropriate tax rates.

Property Tax Bills for portions assessed (in whole or in part) in the Commercial, Industrial or Multi-Residential classification are subject to Capping Legislation.  Therefore Final taxes are not limited to the Assessment multiplied by the Tax rates otherwise referred to as CVA taxes.
